Delisle Court Redevelopment

We have recently had our attention drawn to a planned redevelopment of Delisle Court. There has been no public notice visible to the neighbourhood as with many other developments in the area, so we confess surprise.

We then asked the Councillor’s office to organize a virtual meeting for us with a representative from Choice Properties REIT (George Weston Limited is the parent company), the entity which is developing the site to take us through the plans. This happened on Friday May 8, and from our perspective (and that of our neighbours at 10 Delisle), the news is not good.

Despite a long list of speakers and a blizzard of letters and submissions objecting, Councillor Dianne Saxe’s motion to refuse the application for this development was defeated.

Only Councillor Matlow supported Saxe’s refusal motion. Councillor Perks, who was thought to support the motion, voted against it while blaming the Province although the application was more than 3 times the density guided by the Province itself.

29 Pleasant Blvd.

The existing buildings on the site at 29 Pleasant Boulevard were demolished earlier this year to make way for the Notable, a 51-storey high rise by Graywood Developments. 

 

In a virtual neighbourhood meeting in February, the developer explained their proposed construction schedule. There will be 6 construction phases, and the project is expected to take 41 months to complete.

Vacant retail space

In January 2026, the City’s Economic Development and Culture Department provided a briefing summary as a response to Councillor Matlow’s motion of March 26, 2025, on the topic of vacant storefronts. There were three areas identified for response in Councillor Matlow’s motion:

Pleasant Blvd. development

It seems the partners (Graywood and Kingsett Capital) for the approved 50-storey building at 29-39 Pleasant Blvd. have secured financing for this rental tower as the City has begun coordinating meetings for construction staging.

The Federations of North and South Toronto Residents Associations held their annual planning forum on January 17. There was a full house of attendees, including two DPRG board members, who were both curious and unhappy about the direction of development in their neighbourhoods.

Lawton Blvd. – Planning report now public

The City Planning Department has now released its report on this proposed development, which you can read online or download. From our perspective it is rather weak relative to the community’s concerns.

135 St Clair Ave. West

Proposed for the corner of Avenue Road and St. Clair Ave. W., this huge tower, both in height (49 floors) and in footprint, generating a massive 540,000 sf of space and 631 suites, towers over the adjacent condos to the east and west and the single family detached homes on Foxbar.
