The Federations of North and South Toronto Residents Associations held their annual planning forum on January 17. There was a full house of attendees, including two DPRG board members, who were both curious and unhappy about the direction of development in their neighbourhoods.
Top takeaways from the event:
- The city is using 120 major transit stations as the central driving factor for city development
- The City has removed parking spot minimums from building permits for developers (meaning building can be built without any parking)
- Over the past 3 to 4 years, the City has rezoned massive amounts of land as residential for construction/permit purposes
- There was a general perception by the attendees that developers were ‘land banking’ on projects – buying potential development sites and waiting out until the acquisition could be ‘flipped’ for a profit
