The recently received application for a massive double tower project is unacceptable. The scale and density are greatly excessive. Lawton is a narrow residential street that cannot accommodate this scale of traffic and influx of residents.
The proposed towers are 43 and 47 floors, and instead of residential units along Lawton, there is a long, tall, coloured glass façade. While City policy is to increase permitted density in a PTMSA (Public Transit Major Station Area) like Yonge and St. Clair, this site is not in an Official Plan “High Density Mixed Use Area” like the intersection of Yonge and St Clair. It is in an “Apartment Neighbourhood” and 38 floors taller than the next closest apartment building on the same side of the street. The highest tower in the Brentwood Towers apartment area to the north is only 17 storeys. And the site is directly across from a “Low Density Residential Area” single family homes and 3 storey apartment building.
