The Wittington Group has gone to the Committee of Adjustment to propose a change to the long pending redevelopment of that corner.
Broadly, our perspective is that the design changes are positive as they have buried the loading for deliveries on Alvin and improved the retail and internal public courtyard. The building on Alvin still exists but is now 25m high rather than 54m high.
That said, given the new tower is directly across from One Delisle, currently under construction, we will still see a wind tunnel created with negative effects at pedestrian level. We did suggest that they could move the tower to the east to minimize that effect.
The start of construction is likely many years away and we should note that we will lose all that public parking for years when it does start. Parking in the eventual new development will be replaced below grade.
